Our Conveyancing team consists of solicitors,  Kevin Looby & Ashley Fisher who both qualified in 1980 and have practised in conveyancing since then and Neil Stevenson who qualified in 2010 and has worked in conveyancing since joining our firm in 2016.  Nicola Jenkins in a Chartered Legal Executive who qualified in 2006 and has worked in conveyancing since 1995,  first as a secretary and then as a fee earner.  Laura Whitaker is a trainee solicitor who joined our firm in 2021.  Laura obtained her law degree in 2014 and worked as a paralegal in conveyancing from 2015.  Samantha Hutcheon is a paralegal.  She has worked in conveyancing since 2004 as a secretary and then as a fee earner.

 Our purchase fees include;

1. Obtaining the contract documentation from the seller's conveyancer

2.  Investigation of title including submission of searches and raising enquiries

3. Reporting to you on the title to the property

4. Reporting to you on the legal terms of the mortgage (if any).  Please note we cannot give financial advice or advise on the suitability of the mortgage product

5. Exchanging contracts and completing the purchase

6. Submitting the SDLT return and registering your ownership at HM Land Registry 

 

Our sale fees include;

1. Obtaining copies of title documentation from HM Land Registry

2. Preparing the contract and ancillary documentation

3. Dealing with replies to title enquiries

4. Obtaining a redemption figure for your existing mortgage (if any)

5. Exchanging contracts and completing the matter

If it becomes apparent that there are unforeseen circumstances in connection with the purchase we may have to increase our charges, if that is the case, we will inform you before we incur any additional costs.

 

If you are buying the property with the benefit of a Help to Buy mortgage an additional charge of £50.00 plus VAT will be payable per application.

 

Disbursements

In addition to our fees, there are a number of expenses (disbursements) that have to be paid to third parties in order to complete your purchase. The exact number and amount of disbursements varies from case to case. We will discuss the cost of disbursements with you at the outset of your purchase. If additional disbursements are found to be required during the course of the transaction, we will advise you appropriately. Disbursements are likely to consist of:

 

1)      Stamp Duty Land Tax - dependent on property value

 

2)      Land Registry Official Search

§  £3 per title

 

3)      Land Charges Search

                      §  £2 per name 

 

4)      Land Registration Fee - based on making an electronic application via the Land Registry portal

Please note that mortgages/re-mortgages with non high street lenders will require an individual quote with fees dependent on the lender's requirements.

Additional fees

Case management fee - £30 plus VAT

CHAPS transfer fee - £20 plus VAT 

ID verification fee - £6 plus VAT per name 

Disbursements

 Searches - £150.00

Official copy entries - £6.00 per title 

Land registry search - £3.00 per title 

Bankruptcy search - £2.00 per name
